§ 4. Area regulations.

(1)

Front yard. There shall be a front yard having a depth of not less than 40 feet, except for land lying along and adjacent to Manchester Road, which shall have a yard having a depth of not less than 60 feet.

(2)

Side or rear yard. Except when a lot line abuts a residential use located within the same or within a different use district, no side or rear yard is required. In the case where a lot line abuts a residential use located within the same or within a different use district, side or rear yards shall be provided in accordance with the regulations for side and rear yards in the R-1 single-family dwelling district.
