§ 25-30. Deed restrictions; contents of preliminary plats.

  • (a)

    Every preliminary plat submitted to the board of aldermen shall be accompanied by copies of any deed restrictions which are too lengthy to be shown on the plat.

    (b)

    Preliminary plats submitted to the zoning commission and the board of aldermen shall contain the following information:

    (1)

    The boundary lines of the area being subdivided with accurate distances and bearings; also all sections and U.S. survey lines and the boundary lines of sewer, school and other legally established districts within or adjoining the subdivided area.

    (2)

    The lines of all proposed streets and alleys with their widths and names and the lines of all sidewalks.

    (3)

    The location of all proposed street lighting fixtures.

    (4)

    Existing sanitary and storm sewers, water mains, culverts and other underground structures within the tract or immediately adjacent thereto. The location and size of the nearest water main and sewer or outlet are to be indicated in a general way on the plat.

    (5)

    The accurate hachured delineation of any property which is offered for dedication for public use.

    (6)

    The lines of all adjoining lands and the lines of adjacent streets and alleys with their names and widths.

    (7)

    All lot lines and an identification system for all lots and blocks.

    (8)

    Building lines and easements for rights-of-way provided for public use, services or utilities with figures showing their dimensions.

    (9)

    Name of subdivision and description of property subdivided, showing its location and extent, points of compass, scale of plan and name of owner or subdivider.

    (10)

    All stormwater information as required and outlined in section 25-72.

    (11)

    The size of all proposed lots in square feet.
